Dr. Markway, Hill House isimli malikanede hayaletlerin varlığına dair çeşitli araştırmalar ve deneyler yapmaktadır. Rivayetlere göre bu malikane birçok ölüm ve şiddet olaylarına sahne olmuştur. Bir grup insan üzerinde psikolojik gözlemler yapmak için, uykusuzluk sorunlarını bahane ederek 3 kişiyi malikaneye çağırır. Hayaletlerin varlığına şüpheci yaklaşan Luke, gizemli Tehodora ve güvensiz, çekingen Eleanor malikaneye geldiklerinde neyle karşılaşacaklarından habersizdirler. Çok geçmeden evin geçmişi gün yüzüne çıkacak, lanetli bu yerde kapana kısıldıklarını anlamaları çok uzun sürmeyecektir. Robert Wise’ın Shirley Jackson’ın The Haunting of Hill House isimli romanından uyarladığı Perili Ev, yeniden çevrimi de yapılan en iyi hayalet filmlerinden biri olarak kabul ediliyor..
